First of all, you should know that there are two types of sealers: surface sealer and penetrating sealer.  Surface sealers coat the top of your hardwood floor and create a plastic like barrier between the environment and the wood; conversely, penetrating sealant soaks into the wood and fills the pores to protect it. Many choose surface sealers because they give flooring more glossiness and durability, unlike penetrating sealer which doesn’t provide as much coating. If you are looking to give your hardwood floors beautiful glossy appeal while at the same time create a durable coat resistant to stains and moisture, then surface sealer may be the choice for you. Surface sealers can be divided into:
  • Shellac – it is one of the oldest and cheapest finishes which is known to dry fast and doesn’t require sanding between coats. However, compared to the other surface finishes, it isn’t as hard and can be damaged if there is ammonia, water spotting or alcohol. Make sure to avoid cleaning products that might contain these ingredients.
  • Varnish – is more durable than shellac and can be tinted in a variety of colours. You might find products such as wiping varnish which is thinned with paint thinner and makes varnish easier to apply, while oil varnish blends is varnish mixed with tung or linseed oil.
  • Lacquer – is extremely fast drying hardwood floor finish which is usually applied with a sprayer. Fast drying time will ensure that your floor will be free of dust.
  • Polyurethanes – these are one of the most durable and glossy finishes out there. There are various polyurethane finishes that might contain slightly different mixtures and you should choose it depending on your needs and traffic in the house.
